A developer selling off-plan must answer three questions at any moment: which units are free, how much each buyer still owes, and how far the works have gone.
Units and their status
- Each project with its sales licence, escrow account and works percentage.
- Each unit with its area, floor plan and price, and a status that follows reservations and contracts by itself: available, reserved, sold or handed over.
- Reservations with an expiry date, so a unit is not held forever.
Contracts and instalments
A sale contract records the net price, the official registration number and an instalment schedule tied to dates or construction milestones. Collected and remaining amounts are always known per buyer, and the payment schedule can be printed. Deposits into the escrow account are recorded with their reference.
Milestones and handover
Construction milestones with planned dates and their certifier, then the handover with a snag list and the keys delivered.
