A valuation report is only as strong as its evidence: the inspection, the comparables and the review before it leaves the firm.
From request to inspection
- Each request with the client, purpose, property type, address, areas, fee and due date.
- Assignment to a valuer, then the inspection with the condition, age and finishing.
- Reports due within three days appear on the home page.
Comparables and value
Each comparable records its source, area, price and date; the price per square metre and the adjusted price are calculated. The request moves to review only with a market value, and the value per square metre is calculated from it.
Review and issue
Only a senior reviewer issues the report, which then gets its report number. Valuer licences are followed with an alert sixty days before expiry.
